KOSSOFF, PLLC is a thirty (30) attorney, full service real estate firm specializing in both litigation and transactional matters, covering a wide variety of issues affecting real property.
On the transactional side over the last 30 years we have negotiated many significant commercial leases and as well actively participated as counsel in the sale, purchase and financing of commercial and residential properties in New York City.
Our firm's litigation practice primarily consists of representing landlords in both judicial and administrative forums. We have successfully handled matters concerning the right to recover possession of leased residential and/or commercial premises, in all courts (Federal, State and Civil) of the City of New York, at both the trial and appellate levels. Our residential landlord tenant cases particularly focus on summary eviction proceedings involving non-payment of rent, lack of primary residence, unauthorized sub-tenancies and various nuisance/illegal acts issues.
Our attorneys also regularly practice before all City, State and Federal agencies which govern and regulate properties owned and/or operated in New York City, including but not limited to the New York State Division of Housing and Community Renewal ("DHCR") ; NYC Department of Buildings ("DOB"); NYC Department of Housing Preservation and Development ("HPD") ; NYC Office of Trials and Hearings ("OATH"); NYC Environmental Control Board ("ECB"), NYC Landmarks Commission ; NYC Loft Board ; NYC Planning Commission ; NYC Department of Finance ("DOF") ; and the Office of the New York State Attorney General ("AG"). We have decades of experience interpreting and navigating, to our clients' benefit, the complex maze of administrative rules and regulations that are applicable to multiple dwellings and rent-regulated apartments within New York City.
By a wide variety of means, we also help our clients recognize and recover valuable residential and commercial units. In many cases, sophisticated surveillance technology has provided definitive proof that tenants are not in compliance with their lease obligations, proof that has saved our clients substantial sums in legal fees and other litigation costs, and has assured favorable results in court.
